Czech banks calculate three things: DTI (total debt vs. annual income, max 8×, up to 11× if you're under 36), DSTI (monthly payment vs. net income, max 45%), and LTV (loan-to-value of the property, usually 80%, up to 90% if under 36).
Typically 20% of the property value. If you're under 36, you can go as low as 10%. Plus small fees for cadastre and possibly legal services — first property valuation is usually free.
